EICR REPORTS EPSOM AND EWELL: THE LEGAL REQUIREMENTS
Landlords and Tenants Act of 1995 states that all electrical installations in a rented property must adhere to the following standards:
- Safe when a tenancy begins
- Maintained in a safe condition throughout the tenancy
The Landlords and Tenant Act makes it clear that the landlord will keep the structure and exterior of the property in good repair and in proper working order of the installations.
The landlord cannot make the tenant responsible for these repairs. It is the landlord’s responsibility that the requirements mentioned above are met on a continuous basis.

On 1st June 2020 The New Electrical Safety Standards in the Private Rented Sector Regulations 2020 came into force. They will apply to new tenancies on 1st July 2020 and to existing tenacies on 1st April 2021.
EICR for Private Tenancies will now be mandatory.
These Electrical Safety Regulations require the Landlords to:
- Have the electrical installations in their rented properties inspected and tested by a competent and qualified electrical contractor at frequencies of 1, 2, 3 4 or 5 years. This would depend on the type of property and it’s occupation;
- When requested, provide a copy of the Electrical Safety Condition Report (EICR) to their local authority or their tenants;
- If the EICR Report identifies Electrical Safety issues and the necessary remedial works are indicated (flagged as C1, C2 or FI codes), Landlords are obliged to carry out these works within 28 days.

Landlord Electrical Certification: The Electricity at Work Regulations 1989
The regulations state that all systems shall at all times be of such construction as to prevent, so far as reasonably practicable, any danger.
The system means an electrical system in which all the electrical equipment is, or may be, electrically connected to a common source of electrical energy and includes such source and such equipment
All councils and most responsible estate agents require a landlord’s electrical safety certification before they take on a property. When tenants move out of a property, the Landlord Safety certification runs out automatically and they are obliged to have a re-inspection and test of the electrical installation before any new tenants move in.
Landlord Electrical Safety Inspection: Terms and Conditions
Sometimes under inspection, we have to remove spotlights, lights and socket outlets that have not been undone or moved in many years. This may cause the paint to chip or crack in some cases.
Once an installation has been passed, it does not mean that it is fault-proof or that nothing will go wrong with the electrical installation within the required re-test time. This test simply verifies that at the time of inspection and test it was safe. It is, therefore, the customer’s responsibility to rectify any faults that may occur in the near future.
We do not give out certifications just for the sake of giving them out. We will only give an Electrical Safety Certification once it passes. Fail or pass, we charge the agreed price.
Additional Terms and Conditions
Seven circuits are general for a domestic home, this means that we will choose certain circuits to test. This does not mean that all circuits will be tested, but only the ones the engineer decides to test unless the customer specifies in writing to us 48 hours before work commences. We charge £30.00 plus VAT per circuit after the initial seven circuits, this is only for domestic premises.
If you have booked us for a job and need to cancel, we will require sufficient notice as it is more than likely that we have turned other customers a way to honour your booking. If you need to cancel a job 24 hours beforehand please call us, as we are on the road or working most of the time and will not be able to check emails at such short notice. However, if materials were ordered for your specific task or labour, we will have to charge for such materials/labour. Failure to provide us with sufficient notice will result in a charge.
If you book a job with us and wish to cancel 48 hours beforehand, you may call or email us. But, if any materials have been ordered for your job, a charge will be incurred. Failure to provide sufficient notice will result in a charge.
