What is EICR? EICR stands for Electrical Inspection Condition Report. It is also known as Landlord Electrical Safety Certificate and was previously called Periodic Inspection and Test. All these terms mean the same thing – that your home or rented property has been tested for safety and complies with the current regulations.

Who needs an EICR? From 1st July 2020 all new Private Tenancies need to be inspected and certified for Safety. Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, which came into force in June 2020, require all Landlords to carry out electrical inspection of their rented properties. However, anyone who would like their home to be inspected for Electrical Safety can reqest EICR.

Who can carry out EICRs? Only approved qualified electrical contractors can perform EICRs. When does an EICR need to be carried out? Electrical Safety Inspections must be carried out before each tenancy commences and must be re-inspected at the end of their term. A copy of the EICR must be provided to both new and old tenants and to a Local Housing Authority when requested. Any remedial works identified by the EICR must be carried out within 28 days from the date of the report or earlier if specified in the report. Re-inspections are generally carried out between 1 -5 years depending on the condition of your installation in Dorking.

After an engineer has inspected and tested your property, they will write a Report (EICR). This report will indicate the Safety Condition of your Electrical Installation and will either be Satisfactory or Unsatisfactory. Unsatisfactory Test will be shown as Codes:

Code 1 (C1): Immediate Remedial Action is Required – the installation presents danger;

Code 2 (C2): A Potentially dangerous issue has been identified which needs to be remedied as a matter of urgency;

Code F1 (F1): A Further Investigation is required without delay.

An Assessment indicated by a Code 3 (C3) suggests that Improvement is recommended but it is not urgent.

If there are any Remedial works suggested in the EICR, they must be carried out within 28 days of the report date unless the engineer recommends an earlier correction.

You will then receive a Certificate which will indicate Pass/Satisfactory or Fail/Unsatisfactory with the Remedial action suggested.
